In contrast to past decades, so many different loans are available to buyers today that almost any buyer can find the right loan to purchase a home. Finding the right loan will take some time and research, however, and buyers must ask the right questions. The way a buyer approaches shopping for a mortgage will affect the outcome of his shopping experience.
It is still true that the better the credit qualifications a buyer has, the lower his or her interest rate will be. However, mortgages are available for almost everyone; but interest rates and required down payments will vary.
Before talking to a lender, a prudent buyer should have an idea of what monthly dollar amount he feels comfortable with for a monthly housing payment. Then, when he discusses mortgage pre-approval with a lender, it's easier to determine what price of home corresponds with the desired monthly payment.
Buyers must be realistic about what they can afford in the current market, but they also should not let themselves be talked outside their comfort zone just to be able to buy a bigger, better home.
Just like different buyers are suited to different homes, different mortgages are suited to different buyers. Each buyer should find the mortgage that best suits his needs. In searching for the best mortgage, buyers should consider a number of factors, including:
- What is the market for homes like?
- Do you want a fixed interest rate, where you'll always know the amount of your monthly payment?
- Will a variable rate be better in helping you meet your housing goals?
- Does the trend in interest rates seem to be falling or rising?
- What are your long-term goals? How soon do you intend to re-sell the property?
- Do you only need the mortgage for a short time?
